North Newbald is a picturesque rural village situated at the foot of the Yorkshire Wolds. It is ideally located for access into both Hull and York as well as onto the M62 motorway network.

The property comprises a range of traditional and more modern farm buildings, set in 5.10 Acres and which offers considerable development potential. Having made a formal Pre-Application Enquiry, we believe there is the opportunity to create two substantial residential properties subject to Planning.

There are currently a significant number of derelict and semi derelict farm buildings on the site and areas of concrete which will require removal to facilitate re-development. There is also a significant amount of waste and rubbish on the site which will need to be cleared.

The site is offered for sale as it is and the vendor will not be responsible for any site clearance.

ACCESS
The neighbouring property enjoys a right of way over the front piece of the drive to provide access to their house.

PRE APPLICATION PLANNING ENQUIRY
In April 2018 an enquiry was made of East Riding of Yorkshire Council to try to establish whether they would support an Application to demolish the vast majority of the existing buildings and create two substantial dwellings. The proposal involved the retention and renovation of the single storey building which fronts onto Eastgate and is immediately to the left of the access way. This was to be included and linked to the first property. Both proposed houses were to be completely new build save for the aforementioned renovation. PRE APPLICATION PLANNING RESPONSE

The response is in our view very positive.

It indicates that some of the buildings could be removed to allow for some development and accepts that the majority of the traditional farm buildings may not be capable or suitable for conversion. The Council letter states that It may be possible to make a case for the development based on the fact that the proposal would bring a derelict site within the Conservation Area back into use, would remove modern buildings from the site and, therefore, have a positive impact n the character and appearance of the Conservation Area and the site as a whole.

It is highly recommended that the E.R.Y.C. Letter of 29th June is read and considered in full. In our view the letter indicates that it is likely for Planning Consent to be granted for two substantial dwellings, subject to the appropriate Application being submitted and the appropriate reports being commissioned.

OVERAGE
The site is being sold on the basis that it is likely that Planning Consent for residential development can be achieved for a development within the area which is not hatched on the plan and as such this area is to be sold without Restriction or Covenant.

The remainder area of the site, hatched green on the plan, we believe would at this time not receive Planning Consent for residential development, however, Planning and Development policies do change.

In order to protect the potential uplift in value of the land hatched green, should Planning and Development policies change this land sold subject to a 30 year 50% overage clause for the uplift in value due to residential or commercial development.
