THE LOCATION
Hodgson Moor Farm is located approximately 2 miles north west of the rural village of Cloughton within the North Yorkshire Moors. Cloughton is approximately 3 miles north west of Scarborough and 12 miles south east of Whitby.

TENANCY
The property is subject to a Farm Business Tenancy for a term from the 1st September 2018 until 31st August 2043, with the Tenant having the option to extend the tenancy for a further five years.

The current rent is £2,600 per annum, payable quarterly in advance and the agreement makes provision for the rent to be reviewed on the fifth anniversary of the term and on the expiry of each five year period thereafter, subject to service of the relevant notices.

The vast majority of the buildings on the property belong to the Tenant. We understand that these can not be
taken into account when reviewing the rent, and at the end of the tenancy, the Tenant would have the right to sell the building to the Landlord or remove them from the holding.

METHOD OF SALE
The land is offered for sale by private treaty.

THE LAND
Adjacent to the access track is the first grass field which extends to approximately 5.61 Acres.
Adjoining this is the yard area, buildings and feed bins. Beyond this is a further 7.45 Acre field and to the far west is a 4.01 Acre field which runs up to the wood.

The land is all in permanent grassland and is steeply sloping in parts with field boundaries provided by dry stone walls in various states of condition with some fencing. On the division between the 7.45 Acre field and the 4.01 Acre field there is a feature curved stone wall surrounding a small pond.

The soil is of Dale' type, being slowly permeable, seasonally waterlogged fine loam over clayey soils.
