The narrow end of the field is Kexby soil series being a deep stoneless, fine sandy soil however the majority of the field is Fladbury 3 soil series being a stoneless clayey soil suitable for cereals and grass.

The land is currently agricultural land but could be suitable for other amenity or leisure uses subject to obtaining any necessary consents.
ACCESS The land has road frontage to and access from the unnamed road which is adjacent to Coats Bridge and runs west from Marketbridge Lane.
